Can you build my new Log Home?

Yes and No....  We only Build our Turn-Key Log Homes (On Site) within 80 miles from our office located here in the Black Hills of South Dakota. What's all included in your Log Wall packages?

We have three types of Log Packages available..... Standard Package - Deluxe Package - Premium Package    With each package we provide you with ALL the Logs needed to build the exterior walls.  Wall Package's are estimated with NO window or door openings cut-in ( You get Solid Log Walls to Build with )  This allows you to make design changes such as door and window placement before delivery and during construction, giving you far more flexibility than pre-cut packages do.  To read more about our  Log Packages  Click Here

What's all included in your Pre-Built Log Home Shell Packages?

A pre-built Log Wall Package is just that, a completely Pre-Built and Pre-Cut Log Home Shell. We pre-build the entire Log Home Shell here in our Log yard, disassemble, number and ship the completed Log Home Shell to your site. You get a Log stacking list and layout list for your floor plan or model.  All the corner notching and Log placement is done for you, with no cutting required at the job site. All you'll need to do at the job site is stack the Logs up and screw them together..... its simple as ABC.  For example: A typical 1500 square foot Pre-Built Log Home Shell can be re-assembled at the job site within 4 to 5 days.  To read more Click Here

Can you provide me with the Log Truss?

Yes......  We design and build custom Log Trusses for any project. Typical we use between 12" and  20" full round Red Pine Logs for our Log Truss and Tie Beams. Our Heavy Timber Log Trusses and Beams are air dried for a period of 12 months to ensure a very stable Truss. Our Log Trusses are designed using blind fasteners with our Trademark Log Joinery.   To read more Click Here

Do you have Kiln Dried Logs?

Yes......  After all cutting and peeling is done, we place the Logs in a Kiln to Dry.  The Logs are then Dried to approximately 18% moisture content.  Kiln Dried Logs are far more stabilized to match the actual home environment. To have Logs Kiln Dried for your project allow about 3 weeks to the completion time.

Using your Log Packages...... what is the average "Turn Key" Log Home cost?

When using OUR Log Home packages the typically turn-key cost runs between $ 100 to $125 per square foot.  This depends on many factors and building permit & codes can vary this price.  Hilly lots can cost more to build on then somewhat level sites.  Plus in some parts of the country labor costs can be more, and some places there less.  In addition homes with complicated roofs require more materials and labor to complete.....hence the cost may be higher.  However it must be noted that the national average for new Log Home construction cost is about $150 per square foot.  Below is a example showing why our Log Homes are very affordable in price.    

When using OUR Log Home packages our typical 1500 square foot Home cost is about $19,000.00 thats only $13.00 per square foot for the Log Package!   So with this as a guide line its easy to see how you can build your new Log Home using our products at such an affordable price.   Its very simple.....if you pay less per square foot for the Log Package then your total turn-key cost are far less.

Do you have a list of Builders in my State that you recommend? 

No.......we do not keep a list of builders for each area of the country, that would be impossible.  However "Good Builders" are not hard to find.....we suggest that you contact your local building department, the local building inspector can give you names of qualified builders in your area.

I want 10' high walls in my Log Home, any problems adding more Logs to the walls? 

No... If your plan or design calls for 9' to 10' or higher walls then tell us and we'll estimate the needed Logs for your project and give you an estimate on the cost. 

Does your Log Home package's include the windows & doors?

No...... Since we are a mill direct source for the Logs, we concentrate on Logs components for your Home and stay away from supplying windows and doors.  Our Log Home Package will include all the exterior wall Logs, interior wall Logs (if required) the Log loft floor joists (if required) Log roof purlins and purlin supports (if required).  All other building supplies, such as doors and windows, can be purchased from your local building products dealer.  Plus if you have any damaged items due to shipment, its easier to get that item replaced from your local product dealer.

Do you have any Floor Plans?

Yes......You may use any of the Floor Plans we have available just Click Here to view them.  Or you can modify an existing plan that you see listed to fit your needs. When you buy from us, you design your home or find a floor plan you like, and we supply the wholesale logs and timbers needed for that project.  Since there are hundreds of floor plans on the market to choose from, its almost impossible for us to have a plan that would fit your exact needs. Simply send us your floor plan or design and we'll estimate the Log project cost for you.

Can I buy just two Logs from you for my project? 

Yes.... We'll sell you as little or as many Logs that you need for your project.  Your not locked down to a minimum order.

Should I clean my Logs before I stain them?

Yes.... For best Results.....Clean your Logs using a 50% - 50%  mix of  Bleach and Water. As the Logs are being transported, kilned dried, and handled during the construction phase, they do tend to pick up some dirt & grim. You'll need to Bleach  them before you stain, as this also kills any fungi on the Logs. This will bring a "Bright and Clean Appearance" back to the Logs surface.....let the Logs air dry for 2-3 days....then apply stain. 

What is the R-Value of  Log Walls?

The Logs themselves are great natural insulators and radiate back into your home warm air in the winter and cool air in the summer.  The calculation for the R-Value is 1.25 per square inch.  Our 12" to 16" Logs give you a wall with an R-Value of  R-15 to R-20    Beware of any clams made by other Log Home Companies that Inflate their R-Value beyond 1.25 per square inch just to gain your business.

How long does it take before the Logs are ready for shipment? 

Usually 6 to 8 weeks from the time your order is placed depending on the Home's size.  For Kiln Dried Logs add an additional 3 weeks.

Do I have to use Kiln Dried Logs for my new Home?

Not Necessarily ....  You can use and build with our Air/surface dried Logs ( If available and in stock ) that have been seasoned for 8 to 12 months and have a stable moisture content of approximately 25%   As it is with all new Log Home construction    ( when using our Air Dried or Kiln Dried Logs ) you'll need to provide a 3/4"  Log clearance over all window & door openings.  It must be noted however, that our Kiln Dried Logs are far more stabilized to match the actual home environment and give you a very stable Log product. 

Can I place my Log Home order now, but set the delivery date for sometime next year?

Yes...... You can order your Logs now and set a future delivery date. We would process your order and then put your Logs in storage (under cover) here at our Mill and then set up a future delivery date.  By doing this, you lock-in your Log Home order now, this may also save you on any future timber mark-up prices.  In addition, if our stocked seasoned Logs are not available and you have the time, you can purchase our freshly processed Logs and we can store them for a future delivery date.  However we only store Log orders for a maximum period of one year after the order is placed, we provide this service for our customers at an affordable price.

How much is the Delivery cost? 

Shipping cost usually is $2.15 a mile (per loaded semi truck ) from our mill to any location within the lower 48 states.  Depending on the size of your Log order, it may require more then one truck load to complete your order.  When your Log Package arrives you'll need to have off-load capabilities available, a fork lift at the job site is recommended to off-load the truck.   Please call to get a estimate on the Shipping cost to your area.

If I have problems with the Logs during construction can you help me?

Yes....... We provide the do-it-yourselfers & contractors 100% technical support, and in most cases, assembly questions can be resolved with a simple phone call, fax or video if needed.  We also have available (on site Log supervision)  If requested, we'll send one of our men to your job site for up to 5 days to supervise in our Log products erection, we provide this service to our customers at an affordable additional cost.  

How do I place my Log Home order?

After we've determined the Log profile and the quantity of Logs needed for your project, then a 50% deposit is required to place your order.  25% Due Upon 1/2 Completion of Order.   25% Balance Due when your order is completed here at our Mill, balance is due prior to shipment.

~ Owners Closing Comments ~

    I'd like to address an issue about Log Homes cost that people over the years have asked me.   If your still unsure about making a decision to buy a Log Home here is something to think about.  Take the home you live in right now.....KEEP the foundation, floors, windows and doors, roof system, and all the other things that make up the home such as heating, plumbing, electrical and so on.  REPLACE the exterior walls of your home with Logs...and what do you have?   A LOG HOME     

    Its easy to see how just making that little of a change in your current home can give you a Log Home but its true.  Now I know its impossible for anyone to remove & replace the current walls in there home with Logs.  But I think I've made my point clear, and that's one of the main reasons why we provide Log Wall Packages with three different Log Packages available.   With our products its very affordable to build a Log Home.  As you can see in our website we price our products up front, so you know the cost up front.  

    I meet people all the time who say...." I'd Love to own a Log Home but I can't afford it"   That's because during their search for Log Homes prices (at one time or another) they have been given a retail Log Home price.  So you go away thinking its too expensive....and in most cases it is, especially if you hear that just the log package cost $ 150,000.00 or more, then you still have to hire someone build it!   Who the hell can afford that?   Not many people can, and that's the main reason why we are here.
